A spouse or child who inherits a Mallorca property worth €5 million now pays no Spanish inheritance tax at all. The figure is zero, and it has been zero for close family since 2023. What changed on 25 July 2025 is quieter and, for the people who own these houses, more useful: Law 6/2025 extended the same zero rate to lifetime gifts, so a parent can hand a Mallorca villa to a child during their lifetime on the same terms a child would inherit it.

That is the headline number, and it is real. The more interesting work sits underneath it, in the gap between what the Balearic government has settled and what it has left untouched.
