Most housing developments feel like they were designed by committee – rows of identical houses where you might live for years without knowing your neighbour’s name. A small group of builders in Winter Garden decided to do something different. They wanted to create a place where people actually know each other.

TJ Davila runs Davila Homes, and when he talks about Lakeview Village Estates, he gets excited. ‘Lakeview is not just a new address – it’s a limited edition of life,’ he says. ‘With only 40 homes, we’re creating a community where luxury is defined by significance and belonging rather than scale.’

That number matters to him. Forty homes means your children won’t get lost in a sea of faces. It means you’ll recognise the person walking their dog every morning. It means something, and that’s exactly what Davila was going for.

## The Team That Gets It

Davila doesn’t work alone. Michelle Sanchez serves as President of Davila Homes, and she thinks about how to make places feel welcoming. Her job centres on creating [environments where neighbours become friends](https://richwoman.co/article/home-meets-hangout-where-neighbours-pickleball-and-craft-lattes-come-together-at-huddle) and streets become gathering places.

They’ve partnered with Nova Real Estate, led by Fernanda Negromonte. She started her company in 2015 and recently launched something new – a Branding & New Development Division. Most Orlando brokerages don’t bother with this kind of specialised approach, but Negromonte saw people wanting something more personal when buying homes.

Negromonte brings over a decade of creating personalised real estate experiences. Davila Homes has built over 800 residences and won multiple Parade of Homes Orlando Grand Awards. Together, they’re betting that people want to feel connected to where they live.

## Fourteen Townhomes, 26 Houses and Golf Carts

Lakeview Village Estates includes 14 townhomes and 26 single-family residences. The whole place is designed for walking, with internal golf cart circulation that encourages a slower pace of life. You can actually get around without jumping in your car every time you need something.

The location tells you everything about how carefully they chose this spot. You can walk to Winter Garden’s [historic downtown](https://richwoman.co/article/how-private-sporting-estates-and-rustic-elegance-redefine-the-ultimate-luxury-sanctuary-in-20) – boutique shops, farm-to-table restaurants and a Saturday farmers market that brings over 100 vendors. But you’re also right next to the West Orange Trail and Lake Apopka.

That 22-mile paved trail runs right through downtown Winter Garden along Plant Street. Residents can bike, walk or jog through preserved natural areas and old railroad routes. Lake Apopka offers boating, swimming and wildlife watching. These become part of your routine, not just weekend trips.

## The People Who Believe

On 18 June, they hosted an exclusive event for top-producing brokers at the Davila Homes Design Centre in Orlando. Everyone was there – Davila, Sanchez, Negromonte, plus Leandro Sobrinho (Developer Investor), Juliana Jardini (Branding and New Development Director) and Nathalia Penedos (Sales and Marketing Manager).

The brokers got 15 days of priority access and incentives, but really the event was about sharing how they think about building places where people belong. It wasn’t a typical sales pitch.

For Davila, this goes deeper than making money. His company won Parade of Homes Grand Awards in 2019 and 2023, which shows their craftsmanship. But Lakeview Village Estates represents something personal – his belief that where you live should feel significant.

## Why Winter Garden Made Sense

Winter Garden wasn’t a random choice. This historic town near Orlando blends old Florida charm with modern conveniences. The downtown area appears on the National Registry of Historic Places, with preserved buildings housing artisan markets, museums and cultural attractions. People have reasons to walk around, explore and bump into each other.

You get peace without feeling cut off from everything. Families enjoy the interactive splash park and history museums. People who work appreciate easy access to Orlando while living somewhere that feels like [a real community](https://richwoman.co/article/one-house-many-generations-what-a-grand-victorian-home-in-toronto-s-huron-street-reveals-abou) with tree-lined streets and regular events.

Those golf carts aren’t just convenient – they encourage you to slow down, notice neighbours and have the kind of daily chats that larger developments rarely manage to create.

## Limited Edition Living

When Davila talks about ‘limited edition’ housing, he’s addressing something people feel but don’t always articulate. They want their homes to feel special, to be part of something exclusive not just because of the price but because of the intention behind it.

Forty homes means every resident’s presence matters. Children playing in shared spaces become familiar faces. Adults walking dogs or tending gardens bump into each other regularly and actually talk.

The builders understand their job goes beyond construction. They’re creating [environments where belonging happens naturally](https://richwoman.co/article/discovering-the-joy-of-off-grid-73-acre-luxury-barndominium-estate-luxury-in-texas), where the physical design encourages the social connections that make a place feel like home.

Homes are priced from $600,000 to $1.3 million. It’s accessible luxury – significant enough to feel special, intimate enough to feel personal.

The community launches officially on 2 July, but people are already excited. Davila’s idea of ‘a limited edition of life’ seems to connect with buyers who want more than just an address. They want to belong somewhere that was [designed with intention](https://richwoman.co/article/why-i-am-building-an-eco-village-nikki-di-girolamo), built with care and thoughtfully limited to preserve the intimacy that makes it special.
